Baltimore County · Glen Burnie · 42 communities
The Baltimore metro on this site means the suburbs and countryside of Baltimore County, plus Glen Burnie just over the Anne Arundel line. Its housing runs from brick rowhouses and duplexes near the old industrial waterfront to mid-century split-levels, 1980s condominium buildings and farmhouses on private wells. We connect people across all of it with local crews who know those differences.

Call to Arrange a CrewBaltimore County wraps around the city on three sides, and its neighborhoods were built in waves. On the east side, places like Dundalk, Essex and parts of Middle River grew around shipbuilding, steel and aircraft work in the first half of the twentieth century, and much of that housing is brick rowhouses, duplexes and small detached homes. Catonsville, Towson, Parkville and Pikesville have older streetcar-era houses near their centers, surrounded by mid-century colonials, Cape Cods and split-levels.
From the 1970s onward, growth added townhouse developments and garden-style and mid-rise condominiums, particularly around Towson, Cockeysville, Owings Mills, White Marsh and Perry Hall. Glen Burnie followed a similar path on the Anne Arundel side. North of the suburbs, the county turns rural quickly: Monkton, Sparks Glencoe, Hydes, Parkton and Maryland Line are farmland, horse country and wooded lots.
Each era fails in its own way. Older houses bring cast-iron drain lines, galvanized supply pipe and layered remodels that make leaks harder to find. Mid-century homes have original water heaters and supply lines reaching the end of their lives. Newer townhouses and condos stack kitchens and bathrooms directly over each other, so one failed line can reach several homes.
Most houses in this region have a basement or a lower level of some kind: rowhouse cellars, finished recreation rooms in split-levels, walk-out lower floors on sloping lots. Water collects at the lowest point in a building and stays there, so a large share of calls in this region start downstairs. Sump pumps, floor drains, basement bathrooms with ejector pits and water heaters in utility rooms are all common sources.
Finished basements make any leak more expensive, because carpet, pad and drywall hide water and hold it. Humid summers slow drying below grade, and a basement that feels dry can still have wet framing and a damp slab. That's why crews here take moisture readings rather than going by touch.
Cellar, rec room or utility room, tell us what's down there.
Water in the Basement? Call NowThe Towson and Cockeysville corridor, Owings Mills, White Marsh and Glen Burnie all have a lot of condominium and townhouse housing, and a substantial share of homes across the county are rented. In those buildings, the person who calls is often the neighbor below, a tenant, or someone from a management office rather than the owner whose pipe failed.
What matters then is practical: getting into the unit above, finding the right shutoff, telling the association or manager, and drying more than one home at once. Questions about who handles which part of a repair belong with the association and each person's own insurer.
Much of the county is heavily wooded, and the stream valleys that cut through it mean many lots slope toward or away from a house sharply. Summer thunderstorms can drop a lot of rain in a short time, which overwhelms gutters already carrying leaves and seeds, and pushes water against foundation walls and into window wells. In older neighborhoods, tree roots also work into clay and cast-iron sewer laterals, which is a common cause of basement drain backups.
Winter brings the other half of the cycle: frozen pipes in exterior walls, crawl spaces and unheated garages, and in rural homes, frozen pump lines and well houses.
In the northern part of the county, many homes are on private wells and septic systems rather than public water and sewer. That changes a water loss. A well pump keeps pushing water into a broken line until its power is turned off, and a household on septic has to be careful about how much water goes down the drains during and after a backup.

Because most homes have one. Rowhouse cellars, split-level family rooms and finished basements all sit at the lowest point of the house, where water from any source ends up. Sump pumps, floor drains and water heaters are usually down there too.
Knock on the unit above and call your management office whether or not anyone answers. The office can usually open the unit and knows which valve serves that stack. Photograph your ceiling. Questions about who handles what go to the association and your insurer.
It can. Attached houses share walls, so water can move sideways into the house next door, and older drain lines are often cast iron. Let your neighbor know if the leak is near the party wall, and expect the crew to take readings on both sides of it.
Turn off power to the well pump at its breaker, then close the main valve. Otherwise the pump keeps refilling the broken line. If the problem is a backup, limit water use in the house, since the septic system is taking whatever goes down the drains.
The restoration crew cleans up and dries after a backup. Clearing roots from a lateral is a plumber's job, often with a camera inspection. In older, heavily wooded neighborhoods it's a common cause, so it's worth asking the plumber about it.
Often three to five days once equipment is running, sometimes longer in humid summer weather or with a wet slab. The crew takes readings on each visit and stops when materials match dry areas of the house.
