Get Help Drying It OutWhat a pack-out is
A pack-out moves belongings out of the way so the structure can be dried and repaired. It can be a few pieces of furniture moved to another room, or the contents of a whole floor boxed, inventoried and taken to a storage facility. It's also a chance to separate what's wet from what's dry, and to start cleaning and drying items that can be saved.
It matters most in finished basements, where furniture, electronics, stored boxes and a spare bedroom's worth of belongings often sit right on the floor that got wet. It also matters in a condo or apartment below a leak, where the downstairs neighbor's belongings need to be moved before ceilings can come down.
Your inventory
Every item packed is listed, photographed and labeled by room. You get a copy. That record is useful for your own files and for any conversation with your insurer, whatever your policy says.
When a pack-out makes sense
- Furniture and boxes sitting on wet carpet or flooring
- A finished basement where walls and flooring need to come out
- Ceilings that need to be opened over furnished rooms
- Belongings in a unit below a leak, before drying and repairs
- Wet books, papers, photos or textiles that need prompt attention
- Repairs that will take long enough to need the room empty
Small losses often need nothing more than moving furniture and blocking the legs. The crew will say when a full pack-out is actually needed.
What happens to wet belongings
Furniture
Wood furniture on wet carpet can swell at the feet, stain the carpet and delaminate if veneered. Upholstered pieces absorb water from below. Moving them promptly usually limits the damage.
Electronics
Anything that got wet should be unplugged and left off until someone qualified checks it. Don't try to power it back on to see if it works.
Books, papers and photos
Paper absorbs water quickly and sticks together as it dries. Important documents and photos can sometimes be recovered by specialists, often by freezing them first so they can be dried under controlled conditions later.
Textiles and rugs
Clothing, bedding, curtains and area rugs can often be cleaned and dried if they were wet with clean water. Items soaked with contaminated water are much harder to recover.
Kitchens
If base cabinets need to come out, everything in them and on the counters above is packed first. Kitchens hold a lot of small items, so they're usually boxed and labeled by cabinet so they return where they came from.
Art, instruments and heirlooms
Items with high or sentimental value are flagged at the walk-through, handled separately and, if wet, referred to specialists who work on that kind of item.
Stored boxes
Cardboard boxes in basements wick water up from the floor and collapse. What's inside depends on what it is and how long it sat.
What you can do first
Move what you can lift without straining out of the wet area, starting with electronics, papers and photos. Put foil or wood blocks under furniture legs that stay on wet carpet. Lay wet books flat rather than standing them up. Photograph belongings where they are before moving them.
Set aside anything you'll need over the next few weeks, such as medications, work laptops, school supplies and chargers, so it doesn't get packed by mistake.
Don't throw things away in a hurry. Some items that look ruined can be cleaned, and a record of what was damaged is useful even for items that can't.
In a shared building
If you're below a leak, move belongings away from the drip and photograph them. Your own belongings are your own to document. Questions about them go to your own insurer.
If you rent
Your belongings are yours, even though the building isn't. Photograph and list them, and contact your own renter's insurer if you have one.

What affects time and cost
- How many rooms and how many items
- Whether contents stay on site or go to storage
- How long storage is needed while repairs happen
- How much cleaning and drying the items need
- Specialty items such as documents, photos, art or instruments
- Stairs, access and building rules in condos and apartments
Pack-out, cleaning and storage are priced before work starts. Specialty recovery for documents or electronics is quoted separately.

Pack-back happens once drying is confirmed and repairs are done, so belongings return to a finished room. Check your inventory as items come back. If anything is missing or looks different, raise it then.
If you'd rather keep some things close, a portable container in the driveway holds them on site while the house is worked on.
If you store things in a basement, shelving that keeps boxes off the floor and plastic bins instead of cardboard make the next leak much smaller.
Keep the inventory, photos and the crew's records together. If you're contacting your insurer, what applies depends on your individual policy, so ask them directly.

Pack-out questions
For many losses, moving furniture to a dry room and blocking the legs of what stays is enough. A full pack-out makes sense when a whole room or floor needs to be emptied for drying and repairs, or when many items are wet.
To another part of your home, a portable storage container on your property, or a storage facility, depending on the size of the job and how long repairs will take. You'll know where everything is going before it leaves.
Yes. Items and boxes are inventoried, photographed and labeled by room. You get a copy, which helps at pack-back and for your own records.
Often, if handled quickly. Keep them flat and, for large amounts, specialists can freeze them to stop damage and dry them later under controlled conditions. The crew can arrange that separately.
Unplug them and don't turn them on. Water inside can cause damage if powered. Specialists can assess and sometimes restore them. The crew will set them aside and document them.
You do. The crew will say which items they don't think can be restored and document them, but nothing is disposed of without your agreement.
Yes. It's common when ceilings above furnished rooms need to come down. Questions about who handles the cost go to your association and your own insurer, not the crew.
Until drying and repairs are done, which varies from days to several weeks. You can usually request specific items back sooner if you need them.
Shelving that lifts boxes off the floor, plastic bins with lids and keeping valuable papers upstairs make a big difference. Most basement water sits within the first few inches of the floor.
